Which MTD software fits how you earn?

Answer up to ten questions about how you let and how you earn. After them comes an optional last step about other income, such as savings interest or dividends. Your shortlist updates as you go, and you don’t need an account.

Which describes you?

This answers steps 1 and 3 for you. You can change either answer below.

Step 1

Do you earn rental income from UK property?

Step 2

How many properties?

Step 3

Do you also have self-employment income (a trade, freelance, or consultancy)?

GOV.UK says that your share of profit from a partnership as an individual partner does not count towards your qualifying income.

Step 4

Do you run a holiday or short-term let (a former Furnished Holiday Let)?

HMRC says the holiday-let tax rules ended for Income Tax on 6 April 2025, although past records such as capital allowance pools and losses carried forward still need keeping. A yes keeps the eight products that list holiday-let handling. A product we show as “not stated” may still handle holiday lets, and the guide to holiday lets and MTD explains what your software needs to do.

Step 5

Do you jointly own any property with someone else?

Step 6

Do you bank with NatWest, RBS, Ulster Bank, or Mettle for your property or business account?

If you do, FreeAgent may be available at no extra monthly software cost.

Step 7

Do you want to do most of your bookkeeping from your phone?

Step 8

Are you comfortable keeping your own records in a spreadsheet?

Bridging software can handle the submission, but you still need to keep the underlying records yourself.

The guide to spreadsheets and bridging software explains how that route works.

Step 9

Are you VAT-registered?

If you are, it helps to know which of these tools can also handle your VAT returns.

Step 10

What matters most on price?

Step 11

Do you have any of these to report as well?

This step is optional. Pick any that apply and the shortlist moves up the products HMRC’s software list says can already handle them. Products that only plan to are kept in the list, with HMRC’s word beside each one.

Hear about price changes once a month

We’ll email you a link to confirm first. Once you confirm, Acrenvo will send one email a month summarising the MTD software price changes we have checked and any changes to HMRC’s list of software for MTD for Income Tax, with links to the pages on Acrenvo where each change is recorded. Each email may also pick out one dated finding from that month’s record and list the coming MTD for Income Tax deadlines. If nothing changed in a month, we send nothing. In future it may also carry one advert and news of paid guides or templates from Acrenvo, each clearly labelled for what it is. Every email has a stop link, and stopping takes a single click.

This is separate from the deadline reminders, and signing up for one does not sign you up for the other. No account is needed. How we use your email address. Past emails and what each one holds

Three things to check before you pay

Tick them off as you go. Nothing you tick is saved.

The first two come from GOV.UK’s guidance on what to do if HMRC has signed you up.

Once you have chosen a product, the guide to getting your MTD software ready explains what GOV.UK asks you to do next, from authorising the software to checking its accounting period.

The order the selector gives each quick-start choice, before any other answer, is also set out as a list for landlords, sole traders and landlords who are also sole traders.

Other tools for the dates and costs around your choice

The selector helps you choose software, and the other tools cover what sits around that choice: when MTD starts for you, which quarterly dates follow, what a missed date or a late payment could cost, what a plan costs over time, and what needs renewing across your rental properties.
